The fourth quarter saw more than 500,000 square feet deliver, split between The Main
and the Centene Building, making it the biggest single quarter for deliveries since
2001.

The number of tenant requirements is starting to grow. After the COVID-19 hiatus
tenants are beginning to re-evaluate their short-term and long-term needs. Activity is
expected to continue increasing, particularly in the second half of 2021.

The increase in average asking rent is a result of new deliveries and quality of space
becoming available rather than landlords increasing asks.
