-Big box net absorption increased this quarter, with many Class A and B spaces taken off the market. A majority of these spaces have been backfilled by fitness and entertainment concepts. Over ten boxes have been leased to gyms this year, with Planet Fitness, Club 4 Fitness, and Texas Family Fitness being the most active tenants. 

-After years of speculation of what would become of the once-great Valley View Center, plans are finally moving forward on the ambitious Park Heritage development in Dallas Midtown. Seritage’s current plans for Park Heritage include upscale apartments, up to 1.8 million sq. ft. of Class A office space, a luxury hotel, and 275,000 sq. ft. of retail, restaurants, and entertainment. 

-The DFW job market continues to remain hot. This August, DFW employment rose at an annualized 2.4%, with construction and mining and the financial activities sectors having the highest gains. The labor market remained tight, with unemployment holding at last quarter’s record low of 3.2%. 

-New retail is coming to Downtown Frisco’s Rail District this fall to keep up with the city’s rapidly growing population. Nack Development’s Tower and Patios at the Rail are two of the most notable of these new mixed-use developments. Confirmed tenants so far include Boxcar House, Boxcar Bakery and Australian coffee shop Honour Espresso.
