Executive Summary
Moving into 2026, the greater eastern PA, southern NJ and northern DE commercial real estate markets showed signs of stabilizing vacancy, across the board, and an uptick in demand. Following the challenges faced during a period of high-interest-rates and growing stocks of supply, commercial real estate markets are showing signs of supply-demand equilibrium, leading to pricing stabilization. CBRE expects the regional Philadelphia commercial real estate markets to be at some point in the recovery phase by end-of-year and moving beyond pandemic-era dynamics.
